To secure a property we require
1/3 of the total holiday cost as a non-returnable deposit. This should be sent to us after first verifying availability by telephone.
The balance of 2/3 is due, at the latest, 6 weeks prior to the start of your vacation. If you need to cancel within this final 6-week period, we will use our reasonable endeavours to re-let your cottage and forward to you the net value. However we cannot guarantee this and strongly recommend, to protect yourselves, you take out holiday cancellation insurance.
In certain circumstances, a damage deposit of £100.00 is payable on request, refunded at the end of your vacation with breakages and damage charged at our discretion.
Payment should be made by cheque in £ sterling payable to ‘Hopton
Estates’. Alternatively, can be by credit transfer to:

Group bookings- we reserve the right to refuse group bookings or other persons who, in our opinion, are unsuitable for the accommodation. The maximum number of people stated in each cottage must not be exceeded without prior consent. If the maximum is exceeded we reserve the right to terminate your holiday forthwith, without compensation, or apply additional charges.
Liability – we do not accept responsibility for any damage to, or loss of guests’ property, cars or contents whether inside or outside the cottages whilst on our premises.
Please note our charges do not include holiday or cancellation insurance of any kind, and you are expected
to leave the cottages in a clean and tidy condition.

M 1 FROM THE SOUTH
Exit Junction 24. Take A50 to Utoxeter and Stoke-on-Trent
After approximately 19 miles, traffic island – straight over.
Take next exit; sign posted Ashbourne and A515.
Approaching Ashbourne, traffic island – straight over to traffic lights – straight over; next set of lights – turn left and follow the B5035 for Matlock and the brown Tourist Signs for Carsington Water.
Past Carsington Water on RHS and the Knockerdown Pub. Take 2nd left, sign posted Carsington and Hopton – into village past Miners Arms, 300 yds on right is the entrance to Hopton Hall.
After entering drive, keep right to car park.
M1 FROM THE NORTH
Exit M1 at Junction 28 onto the A38 for Derby.
Take the 3rd exit (the A610) heading for Ambergate/Matlock.
At the ‘T’ junction with the A6 turn right for Matlock.
After approximately 5 miles turn left at Cromford traffic lights onto B5023 for Wirksworth.
At the top of the hill, turn right on B5035 for Ashbourne.
After approximately 2 miles, turn right for Hopton and Carsington into the village of Hopton and after a very sharp left hand bend and high brick wall on LHS, take first drive on LHS into Hopton Hall.
After entering drive, keep right to car park.
M6 FROM THE NORTH
Exit Junction 15 onto the A50 for Utoxeter.
Approximately 3 miles after Utoxeter, take the A515 for Ashbourne.
Approaching Ashbourne, traffic island – straight over to traffic lights – straight over. Next set of lights – turn left and follow the B5035 for Matlock and the brown Tourist Signs for Carsington Water. Past Carsington Water on RHS and the Knockerdown Pub, take 2nd left, sign posted Carsington and Hopton – into village past Miners Arms, 300 yds on RHS is entrance to Hopton Hall. After entering the drive, keep right to car park.
M5 FROM THE SOUTH
Exit the M5 at Junction 4A onto the M42.
At Junction 3A continue with the M42 sign posted Birmingham and the NEC.
Continue on the M42 to Junction 5, take the A5 for Brownhills. At the traffic island where the A38 crosses the A5, head north following the A38 for Lichfield and Burton-on-Trent. Approximately 4 miles north of Burton-on-Trent take the A50 sign posted to Utoxeter and Stoke-on-Trent.
After approximately 8 miles, exit the A50 onto the A515 for Ashbourne.
Approaching Ashbourne, traffic island – straight over to traffic lights – straight over. At next set of lights turn left and follow the B5035 fort Matlock and the brown Tourist Signs for Carsington Water.
Past Carsington Water on RHS and the Knockerdown Pub. Take 2nd left; sign posted Carsington and Hopton into village past Miner Arms. 300 yds on RHS is the entrance to Hopton Hall. After entering the drive, keep right to car park.
