To secure a property we require 1/3rd of the total holiday cost as a non-returnable deposit. This should be sent to us after first verifying availability by telephone.

The balance of 2/3rds is due, at the latest, 6 weeks prior to the start of your vacation. If you need to cancel within this final 6-week period, we will use our reasonable endeavours to re-let your cottage and forward to you the net value. However we cannot guarantee this and strongly recommend, to protect yourselves, you take out holiday cancellation insurance.

In certain circumstances, a damage deposit of £100.00 is payable on request, refunded at the end of your vacation with breakages and damage charged at our discretion.

Group bookings - we reserve the right to refuse group bookings or other persons who, in our opinion, are unsuitable for the accommodation. The maximum number of people stated in each cottage must not be exceeded without prior consent. If the maximum is exceeded we reserve the right to terminate your holiday forthwith, without compensation, or apply additional charges.

Any additional day guests by prior arrangement with the manager.

Liability – we do not accept responsibility for any damage to, or loss of guests’ property, cars or contents whether inside or outside the cottages whilst on our premises.

Please note our charges do not include holiday or cancellation insurance of any kind, and you are expected to leave the cottages in a clean and tidy condition.

No Pets allowed.
